What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like closets, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the house and the general layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service needed?

Property taxes

Tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A home floorplan service will ensure that you're paid a fair price for your house. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To make certain that your client's home closes at a price that properly reflects true market value, we suggest requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can see the layout and details of the property before and after touring. Contact William A.
